Charles Square Centre is transforming into Karlák Shopping Square


In the heart of Prague, a reconstruction of the office and commercial complex Charles Square Center is set to take place. Alongside the renovation of retail and office spaces and architectural enhancements, the center will also undergo a rebranding. Under the new name Karlák Square Center, it will receive a new logo and brand identity.

The office tenants in the building include well-known companies such as Phillip Morris, Cisco, Dior, Commerzbank, and Moët Hennesy. Long-term tenants include Billa, Teta drugstore, and John Reed fitness center. Among the new retail tenants are McDonald’s and Fruitisimo. Don Pealo will also be relocating to the new spaces, and an international bakery brand and a chain of vegan and vegetarian restaurants are expected to become new tenants.

„As part of the reconstruction, the owner plans to modify the center’s facade. The design respects the existing appearance of the building and is based on the simplicity of its architecture. An integral part of this process is certainly the rebranding. The design of the logos for individual tenants and the shopping center as a whole will be unified, and large-scale advertising and colorful stickers will be removed,“ explains Anna Pospíchalová, an architect in the Building Consultancy department at CBRE, which is responsible for the redevelopment of the property and leasing of retail spaces.

The goal is to calm the visual image of the building in the public space while enhancing the visibility of the entrances to the center, especially to its commercial section. The entrance to the office spaces will be subdued. The facade will be complemented by materials such as black matte glass framing the entrance portal to the shopping center and mirrored perforated stainless steel used for the ceiling of the space. An important element is also the lighting, both natural and artificial. A new lighting system will be installed in the building, which will respond to natural light and improve the overall atmosphere of the environment. The new installation is designed to eliminate unwanted reflections and excess light, contributing to minimizing disruptive differences in brightness and contrast when transitioning from the exterior to the interior.

„A transformation awaits both new and existing tenants. This includes the creation of space for the fast-food chain McDonald’s and other gastronomic operators. Together with the owner, we aim to maximize the potential of the location, revitalize the multifunctional center from the street, and attract as many visitors as possible,“ says Barbara Jesenská from CBRE.

The building is owned by the German company KGAL, which focuses on asset management and investments and is also the initiator of the entire project. The leasing of office spaces and building management is overseen by the company Savills.
